Unitsolver delivers industrialized building frames for mid-rise housing across European markets.
Our current focus is residential construction — the segment where scalable production, cost efficiency and carbon reduction create the greatest impact.
USBS Housing Concept
USBS is applied through a series of architectural case studies developed with practicing architects. These studies demonstrate that USBS supports virtually all common European residential typologies — without constraining layout, façade expression or building form.
Five typologies have been validated:
1. Freestanding Block — compact multistorey building, 8 floors, 56 units, 4 416 m²
2. Urban Villa — small-scale densification, 4 floors, 16 units, 1 008 m²
3. Lamella / Perimeter Block — adaptable infill block, 7 floors, 42 units, 3 598 m²
4. Access Balcony Slab — large-scale housing complex, 12 floors, 168 units, 9 924 m²
5. Rowhouse / Rooftop Expander — ultra-light rooftop addition, 15 units, 1 185 m²
These represent typical medium-scale housing developments in large European metropolitan areas. The structural module system adapts to different plan layouts, circulation schemes, building scales and unit sizes.
How USBS integrates with architectural design
USBS does not replace architectural creativity — it provides a structural backbone that makes creative decisions buildable and repeatable.
The key design decisions when working with USBS are familiar to any architect: grouping functions and spaces within modules, optimizing floorplans, designing fenestration and balconies. The difference is that every decision is immediately validated against manufacturing and structural constraints.
Façade and interior freedom. As in most contemporary construction methods, the load-bearing frame and building envelope are independent systems. Cladding, interior finishes and MEP installations follow the same logic as any modern building — USBS does not restrict material choices inside or outside.
Module dimensions and spatial flexibility. Modules are typically 3–4 m wide, up to 8 m long and 3.2 m high — optimized for both floorplan logic and road transport. Wider or taller spaces can be achieved through creative stacking: two modules with large openings facing each other, or double-height configurations where intermediate floors are omitted.
Acoustic and thermal performance. Each module is structurally independent and set on polymer dampers that isolate vibration and sound between apartments. Perimeter modules are insulated before transport. The result is residential-grade acoustic and thermal performance without compromising material efficiency.
What we deliver
An Unitsolver engagement is structured around system fit and industrial capability, not one-off projects.
Input from client:
- Building programme and site constraints
- Target unit mix and floorplan preferences
- Schedule and budget framework
Output from Unitsolver:
- USBS-compatible structural design validated against manufacturing constraints
- Production-ready module specifications
- Factory scheduling and delivery plan
- On-site assembly sequence and timeline
The entire process is supported by our algorithmic design system, which ensures that every configuration is structurally valid and manufacture-ready before it leaves the design phase.
Who we work with
USBS is designed for institutional developers and housing portfolio owners who build at scale and value predictable outcomes.
Typical clients operate in markets where housing demand exceeds supply, construction costs are rising, and carbon regulation is tightening — particularly Germany, Poland and the Nordics.
We engage through direct technical discussions, not generic sales processes. If you are evaluating structural frame alternatives for a housing programme, this is the right starting point.
The architect's perspective
"The combination of an AI-enabled robotic module factory plus rapid on-site assembly is a game-changer. We applied USBS to different types of medium- to large-scale housing and found that it is suited for a broad range of projects — varying typologies, plan layouts, circulation schemes, building scales and unit sizes."
"USBS represents the philosophy of an inevitable future, where efficiency, precision, durability, versatility and elegance come together with cutting-edge technologies."
